1. Corridor
Lighting:
Conversion of all
lamps in guestroom corridors from 90 watt
incandescent
to 15 watt
fluorescent lamps and meeting room corridors
were converted
from 150 watt
incandescent to 23 watt fluorescent lamps.

Guestroom lighting:
a)
Desk lamps 90
watt incandescent to 19 watt fluorescent.
b)
Closet lamps 75
watt incandescent to 13 watt fluorescent.
c)
Night stand lamps
90 watt incandescent to 19 watt fluorescent.
3.
Guestroom bathrooms:
a)
Converted 4 lamp
F40 fluorescent fixtures to 3 lamp energy saving
T8 fixtures.
b)
Bathtub lighting
90 watt incandescent to 19 watt fluorescent
c)
Installed 15
minute timers on all 250 watt heat lamps.
4.
Guestroom HVAC units:
a)
Installed energy
saving T-stat which can be only set from 68
degree
to 72
degrees preventing over heating or cooling.
b)
Fan unit shuts
off when temperature in the room is satisfied,
old unit
constantly
ran.
c)
Fan speed no
longer runs on high speed. Low and Medium speed
only.
5.
Back of the house lighting:
Converted all
fixtures from F-40 lamps to energy saving T-8s.
6.
Corridor Air Handler Unit:
Installed frequency
drive unit which runs at 70% 12 months out of
the year.
Old unit ran at
100% full capacity 24 hours a day.
7. Meeting
room Air Handler Units:
Installed frequency
drive units on Supply and Return fan motors.
Unit has
run as low as 50%
demand when static psi of ductwork is reached.
Unit
ran at 100%
capacity prior to frequency drive installation.
Resulted in
energy savings up
to 50%.
8.
Laundry equipment:
Installed frequency
drive controls on large washers in Laundry.
9.
Public areas, meeting rooms, offices and
mechanical rooms:
Installed Delta
Control System which gives Engineering the
ability to control
air temperature
throughout hotel without physically needing to
go to the
location to make
the adjustment. This system has theability to
shut down
boilers and other
equipment when occupancy is lower saving on
natural
gas usage and
electricity allowing us to shut down or reduce
air
conditioning or
heating consumption in areas throughout the
hotel in
unoccupied rooms.
10. Healthier
Choice Carpet Padding. (GREEN LABEL) Approved:
Beginning in
December 2007, we will be replacing our Corridor
carpeting
and padding. We
will be installing Healthier Choice GREEN
Hi-Density
Frothed Micro
Closed Cell Polyurethane pad instead of the
conventional
rubber or fiber
padding. Healthier Choice padding is bacteria
resistant,
contains no VOCs
i.e styrene formaldehyde or 4-PC. This padding
has
an R rating of .66,
has a 35 UG gas rating. Material cannot give off
more than 600 UG
gases to receive the GREEN LABEL. We will be
well
below the 600 UG
rating.
11. Caulking of
hotel façade. (3 year project.):
Three year project
re-caulking all vertical and horizontal joints
of the
exterior. This will
ensure the loss of heating or cooling is kept to
a
minimal, preventing
warm or cool air from entering the building as
well as
warm or cool air
from escaping the building.
12. Recycle all paper, bottles, aluminum and
cardboard.
13. Donate all
discarded mattresses.
14. Recycle all cooking oils.
15. Sell old
furniture to employees before bidding to
furniture restorers.
16. Installed current limiters on chillers to
reduce amp draw at start up and
at full capacity.
17. Replaced flood lighting on exterior of
building with high psi sodium lighting.
18. Recycle bins are located on all guest floors
for paper and bottles.
19. Convert discarded linen into towels and rags
for cleaning, sheets, rugs
and robes given to Salvation Army every quarter.
20. Recycle all paper products such as toilet
tissue and Kleenex after
every check-out and place them in the employee’s
washrooms.
21. Implement guest
energy conservation program of reusing
towels/linens.
